Agent Partnership Programme

Keep the listing.
Keep the client.
Activate a new route to market.

When a seller needs a more structured and decisive process, introduce the opportunity to Aldes Auctions. We manage the auction campaign, you remain part of the transaction, and your client relationship stays protected.

01

Mandate approaching expiry

The seller may consider another route if momentum has slowed.

02

Extended time on market

Price changes and repeated viewings can place the relationship under pressure.

03

Commission delayed

A transaction only rewards the work once it reaches the agreed payment point.

04

Risk of losing the client

A frustrated seller may seek a different agent or sales method.

A second route to market

You worked hard to win the mandate. The auction route should strengthen that relationship, not replace it.

Aldes Auctions gives agents access to a focused campaign, structured buyer qualification and a defined sale event while keeping the introducing agent involved.

Who we work with

Partnerships built around the seller's next best move.

Auctions are not limited to distressed property. A defined campaign can help established professionals create urgency, attract serious buyers and move suitable opportunities towards a decision.

01

The stale mandate holder

The property has been listed for an extended period and needs a credible new campaign rather than another price reduction.

02

The commercial specialist

Commercial, industrial, retail, development and investment assets often require targeted exposure and qualified buyers.

03

The client-first agent

You want to introduce another solution without handing away the client relationship or stepping out of the transaction.

How it works

From introduction to payment, every role is clear.

The standard Aldes process is planned around an approximately six-week campaign. Complex businesses, portfolios and specialist assets may require longer preparation.

Step 1

You introduce the opportunity

Send us the key details. We assess auction suitability, likely buyer demand, positioning and the information required to proceed.

Step 2

We meet and qualify the seller

Aldes explains the process, discusses reserve strategy and confirms whether auction is the appropriate route. Your relationship remains protected.

Step 3

Roles and participation are documented

The mandate, deal sheet, responsibilities, referral option, marketing contribution and commercial terms are agreed before launch.

Step 4

We run the campaign

Aldes coordinates information, marketing, buyer outreach, viewings, registrations, FICA and auction preparation, with agreed co-branding.

Step 5

Auction and transaction support

Qualified bidders participate under the published rules. Aldes coordinates the outcome, agreements, deposits and post-auction follow-up.

Step 6

Your referral participation is paid

Payment is made in line with the documented referral arrangement after the applicable transaction and payment conditions have been fulfilled.

What the partnership includes

More than a referral fee. A practical business advantage.

The relationship remains active throughout the campaign, creating value for your seller and future opportunity for your agency.

Agreed co-branding

Major campaign material can be co-branded with your agency where agreed, keeping your role visible to the seller and market.

Post-auction buyer leads

Subject to consent and agreed lead-handling rules, suitable buyer enquiries may create further opportunities for participating agents.

Reciprocal referrals

Where an enquiry does not suit auction but fits an agent's market, it may be referred through the appropriate Aldes relationship.

What you earn

Two partnership options. Agreed before the campaign begins.

For this programme, the buyer pays the auction commission as a premium above the accepted sale price. The introducing agent's referral participation is paid from the Aldes auction commission—not deducted from the seller's accepted price.

Illustrative example: R5 million accepted sale price, excluding VAT and tax considerations.

Option 1

Standard Referral Partner

30%

You introduce the opportunity and Aldes carries the campaign cost. The agreed marketing fee is deducted from the commission pool before your 30% participation is calculated.

This example follows the proposed partnership structure shown above. Actual fees, marketing budgets, VAT treatment, mandate terms and payment triggers must be recorded and approved in writing before launch.

Built to support brokers

The platform expands your toolkit. It does not replace your role.

The Aldes playbook requires referral participation, responsibilities and special conditions to be recorded before marketing launch. That protects clarity between the listing broker, referral partner, auction team and seller.

Common partner questions

What agents ask us first.

Clear commercial and operational terms are essential before a seller is approached or a campaign begins.

Do I need to give up my mandate or client?

No. The intention is to protect the introducing relationship. The mandate structure, seller communication and each party's responsibilities are agreed and documented before launch.

What happens if the opportunity does not sell?

If the reserve is not achieved, the seller may consider the highest bid, post-auction negotiation, a revised strategy, private treaty or a future auction. Marketing-cost responsibility follows the selected partnership option and written agreement.

How long does the seller process take?

A standard Aldes campaign is planned around approximately six weeks. Complex legal, financial or operational information may require a longer preparation period.

What opportunities can I introduce?

Suitable commercial and industrial property, businesses, development land, investment portfolios, hospitality assets, machinery, vehicles and corporate disposals can be assessed.

Who pays the auction commission?

Under this proposed partnership programme, the buyer pays the auction commission as a premium above the accepted sale price. All fees must still be stated in the approved mandate and auction rules.

When is referral participation paid?

Payment is made according to the documented deal sheet after the applicable transaction, deposit, agreement and management-approval conditions have been met.

Can my agency appear on the campaign?

Yes, where co-branding is agreed. The precise use of agency names, logos and contact details is confirmed during campaign planning.
