Sell with Aldes Auctions

A defined route to market.
Qualified buyers. A clear sale date.

Bring your property, business or strategic assets to market through a structured campaign designed to concentrate attention, qualify serious buyers and create transparent competition.

Aldes Auctions combines targeted marketing, disciplined preparation and the national Aldes network to move suitable opportunities from instruction to auction within a defined timeframe.

01

Open-ended timelines

A sale can remain on the market without a decisive event to focus buyer attention.

02

Repeated negotiations

Sequential offers and extended discussions can weaken transaction momentum.

03

Unqualified enquiries

High enquiry volumes do not always translate into financially capable buyers.

04

Late-stage uncertainty

Funding, due diligence and changing conditions can place a transaction at risk.

Is this the right route?

Certain opportunities benefit from a more focused sales process.

Auctions are not a last resort. They are a strategic route to market for sellers who need reach, structure, competition or a defined timetable.

01

A listing that has stalled

The opportunity has been available for some time, but buyer interest has not developed into a firm transaction.

02

A time-sensitive sale

You require a defined campaign because of relocation, restructuring, retirement, an estate or another commercial deadline.

03

A specialist opportunity

The asset requires targeted exposure to investors, operators or sector-specific buyers.

04

A strategic disposal

You are selling a business, portfolio, commercial property, machinery or assets through a controlled process.

Understanding the difference

Two valid sales methods. Different ways of creating an outcome.

The right route depends on the opportunity, seller objectives, market conditions and likely buyer pool.

Common seller questions

Clear answers before you proceed.

Every mandate is different. These answers explain the standard Aldes approach.

What happens if bidding does not reach my reserve?

The opportunity is not automatically sold. Depending on the agreed terms, Aldes may discuss the highest bid with you, enter a post-auction negotiation, revise the strategy or consider a future campaign.

Are auctions only for distressed or repossessed assets?

No. Auctions are also used for commercial property, investment assets, businesses, portfolios, machinery and strategic disposals where a defined campaign and competitive process can add value.

How is the reserve determined?

The reserve is developed using market evidence, valuation or broker-opinion input, asset condition, liquidity and your objectives. It is approved in writing before launch.

Who pays the auction fees?

The fee structure is agreed in the mandate. A buyer's premium may apply, and any seller costs or marketing contributions will be disclosed before the campaign begins.

How are bidders qualified?

Depending on the auction, bidders may need to complete registration, FICA, proof-of-funds verification and a refundable registration deposit before approval.

How long does the process take?

A standard campaign is designed around approximately six weeks. Preparation may take longer where legal, financial or operational information is complex.

What can Aldes Auctions sell?

The platform can facilitate suitable commercial and industrial property, businesses, development land, investment portfolios, machinery, vehicles, hospitality assets and corporate disposals.
